RENTAL SELECTION CRITERIA

All prospective tenants seeking to rent an annual property listed by Horse and Chaise Rentals and Property Management will be required to submit an application for approval. The application will then be screened to our rental selection criteria to determine qualification. We will use the information collected on the application, credit reports, criminal records, and your rental history to determine approval for a rental. We are an equal opportunity housing provider and follow all federal, state, and local laws; including fair housing rules and regulations. 

APPLICATION REQUIREMENTS

COMPLETED APPLICATION

An online or hard copy application will be provided upon request. All prospective tenants over the age of 18 must complete.

PHOTO ID

A valid photo ID will be required and can be uploaded in the online application. Driver's License, passport, or other government ID are acceptable.

PROOF OF INCOME

Documents showing income will be required and uploaded in the online application. Acceptable documents will depend on employment type.

PET SCREENING

All individuals will need to complete a 3rd party pet screening to confirm no pets will occupy the premises, to register a pet, or to register an emotional support animal or service animal. Additional fees apply for pets only.

APPLICATION FEE

A $50 non-refundable application fee is due for each applicant over the age of 18. The fee is non-refundable so please review the rental selection criteria prior to applying.

  • No Bankruptcy Within Last 7 Years
  • No Collections (Medical/Student Not Incl.)
  • Income is 3 Times Rent or Greater
  • No "Dangerous" Felonies Within Last 7 Years*
  • No Evictions Within Last 7 Years
  • Positive Residential History
  • Positive Employment History

  • Credit Score Between 620 and 580
  • Discharged Bankruptcy Within Last 7 Years
  • Less Than $1000 in Collections

  • Greater Than 3 Late Payments in 12 Months
  • Greater Than 1 NSF Payment in 12 Months
  • Greater Than 1 Lease Break in 12 Months

    *Criminal History

    Criminal records must contain no convictions within the past 7 years involving the manufacture or distribution of controlled substances. For other convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.

    Guarantors or Co-Signors

    Any co-signor or guarantor for any applicant must also complete an application, the screening process, pay the application fee, and meet all minimum requirements listed in this Resident Selection Criteria. Co-signers or guarantors must also provide proof of gross monthly income equal to a minimum of 4 times the monthly rent.
