What is Home Watch?

Home Watch generally entails regularly scheduled inspections and maintenance during prolonged periods of vacancy for a property. These inspections include a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property. Home Watch inspectors look at the property with a trained eye, making sure that everything is satisfactory. They look for leaks, pests and mold, all of which can be present in homes left alone for even the shortest interval.

Why do you need a Home Watch service?

While our “Close Clean” is executed when your last tenant vacates to mitigate mold, there are several other concerns for the premises that also need addressing. Below are a few key issues we have experienced:

  • Pest Infestations: While your pest control company may be spraying the exterior of your property ever quarter, a home watch service will also be checking for any infestations on the interior of the home. It is not uncommon for the p-trap in your plumbing to run dry during the summer months. Not only will this cause a sewer odor inside your property, but this is an entry point for rodent and pest infestations. A home watch inspector should be running the water throughout the premises to prevent such issues with pests and sewer.
  • Mold: You probably have a humidistat in place and several steps have been taken with the “close clean” to mitigate mold. However, if you incur the common clogged drain line with your A/C system or observe some type of failure with the humidstat…you could quickly find your home covered in mold and leaving you with damages to walls, furniture, linens, etc. A home watch inspection would quickly pick up on the failure and mitigate a potentially large expense to bring the premises back to order.
  • Peace of Mind: Knowing that someone is checking on your investment provides many owners peace of mind. There are real concerns with our hurricane season and potential “squatters” that can be mitigated with the aide of a home watch professional.

In October 2013, Heather joined Horse and Chaise as an Administrative Assistant and has progressed into maintenance before landing as a Property Manager. Heather looks forward to raising her three young children in the Venice Community. Heather enjoys cooking, gardening, and spending time with her family.
