Rental Selection Criteria

If you are interested in renting an annual property from Horse and Chaise Rentals and Property Management, Inc,  you are required to submit an application. Our rental selection criteria will be used to assess the application and determine eligibility. Information collected from the application, including credit reports, criminal records, and rental history, will be taken into consideration for approval. As an equal opportunity housing provider, we comply with all applicable federal, state, and local laws, including fair housing rules and regulations.

Upon request, we can provide you with either an online or hard copy application. Please note that all prospective tenants over the age of 18 are required to complete the application.

You must provide a valid photo ID. You can easily upload a copy of your driver’s license, passport, or any other government-issued identification document through our online application system. You also need to include your criminal record, if applicable.

You will need to provide documents showing your income, a credit report, and rental history. The specific documents that are acceptable will depend on the type of employment you have. Please ensure that you upload the appropriate income verification documents to the online application.

For all individuals, a third-party pet screening is mandatory to confirm no pets will be occupying the premises. If you intend to register a pet, an emotional support animal, or a service animal, you must provide proof through the same pet screening process. Please note additional fees will apply for those who plan on having pets.

Please be aware that there is a $50 non-refundable application fee for each applicant who is over the age of 18. This fee must be paid upon submission of your application. Since the fee is non-refundable, we strongly recommend reviewing the rental selection criteria carefully before applying.

Criminal History

Criminal records must contain no convictions within the past seven years involving the manufacture or distribution of controlled substances. For other convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at the time of conduct, evidence of good tenancy before and after conduct, nature, and severity of the conviction and the amount of time that has passed since the conviction. Criminal history, which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others, may result in the rejection of the application.

Guarantors or Co-signers

All prospective occupants must pass the eligibility requirements. Co-signers or guarantors are not generally accepted. However, if an exception is made to accept a co-signer or guarantor, they must also complete an application and the screening process, pay the application fee, and meet all minimum requirements listed in this Resident Selection Criteria. Co-signers or guarantors must also provide proof of gross monthly income equal to a minimum of four times the monthly rent.

To ensure the protection of our seasonal guests’ vacation investments and provide them with peace of mind while traveling, we have formed a partnership with CSA Travel Protection & Generali Global Assistance. Through this collaboration, we offer a comprehensive travel insurance plan. Our commitment lies in delivering valuable travel insurance coverage and emergency assistance services. However, please note that we cannot offer insurance directly to residents of New York and Hawaii. If you are a resident of these states, inform our staff, and we will provide you with appropriate referrals for insurance options.

Tenant FAQs

I’m interested in renting a seasonal property. How do I get started?

Our experienced agents are standing by, ready to help. Please complete the rental inquiry form, and we will be in touch with you to discuss any property matches. You can also view our properties on the annual properties and seasonal properties pages and let us know what specific properties may interest you.

How do I apply for a property?

Seasonal and short-term rentals do not require a formal application since all monies will be collected in advance. Please speak with one of our agents, and they can get you started in the process. If you are applying for an annual or long-term rental, we do require an online or paper application accompanied by a $50 application fee to cover the credit and background check. Once completed, the application will be screened and evaluated to our rental selection criteria. You will receive notice of approval or denial and move forward accordingly.

How do I pay rent or request maintenance?

Upon setting you up in our system, you should receive an activation notice to set up your tenant portal. This will allow you to pay rent online, set up recurring online payments, and submit maintenance or repair requests. For detailed instructions or help with your online portal, please follow these instructions. You can also call our office to request maintenance or drop by the office to deliver payment in cash, check, money order, etc.

What happens if there is a maintenance emergency and the office is closed?

Please call our office and follow the prompts to report an emergency after hours. A vendor will only be dispatched during non-business hours if it is a true emergency. Non-emergency items will be handled the next business day. We appreciate your understanding that not all vendors are available after hours, and we use our discretion to determine what problems constitute an emergency. However, we will do our best to resolve problems in the quickest and most efficient means available.

What happens if I can’t pay my rent on time?

We appreciate all tenants making every effort to pay rent on time and meeting their obligations agreed to in the lease contract. Our role as a property management agency is to enforce the terms of the lease for the owner. The first step after non-payment of rent is a three-day notice to either pay rent or vacate the rental premises. If rent is still not paid at the conclusion of the notice term, we will be forced to begin eviction proceedings with the court system.

In addition to the aforementioned eviction process, the tenant also becomes responsible for late fees and other costs associated with non-payment. We want to avoid these steps whenever possible and appreciate the overwhelming majority of tenants that pay rent on time.
